Roof Repairs in Telford
A tile lying on the drive after a windy night. A brown ring spreading across a bedroom ceiling. A drip in the loft that only appears when rain comes in sideways. Most roof problems start small and are cheaper to fix early. Tell us what the roof is doing and we will pass it to an independent roofing firm that does repairs across Telford. If water is coming in now, say so first and it will be treated as urgent.

Common Repairs on Telford Roofs
Leaks. Water that gets past a tile runs along the felt and the battens before it drips, so the stain inside is often a metre or more from the fault. Tracing it is the skilled part of the job, and the fix itself is often small.
Slipped and cracked concrete tiles. Interlocking concrete tile is the everyday roof on Telford's estates. Tiles slip when their nails rust through or a nib snaps, and crack when stood on. A single tile is usually a quick job.
Clay tiles. Older clay tiles can flake, crack in frost or lose their nibs. Replacements need matching for size and colour so the patch doesn't show from the road.
Ridges and verges. Bedded ridges and verges rely on mortar, which cracks and falls out over the years. Newer houses often have dry-fix systems, held by clips and caps, and those fail at the fixings instead. A roofer may re-bed the old mortar or suggest converting a whole run to dry-fix.
Valleys. Moss, split lead or slipped valley tiles cause leaks where two slopes meet.
Lead Flashing
Lead seals the roof wherever it meets something else: a chimney stack, a house wall above a porch or extension, a dormer cheek. It cracks along old folds and pulls away where the pointing has failed, and it is often the real source of a leak blamed on the tiles. Older repairs done in sealant rarely last. A proper repair uses lead of the right thickness, cut and dressed to the joint and fixed into the brickwork. Ask the roofer which one the quote is for.
Storm Damage
Storm damage or a leak? Call now for a fast call-back. Tell us at the start that water is coming in, and the enquiry goes to the front of the queue.
The firm's first job is to make the roof safe. That usually means a tarpaulin or a temporary fix to stop water getting in, then a permanent repair once the weather settles and you have agreed a quote. We can't promise an attendance time, because we are not the roofer and it depends on the firm and the weather. Enquiries outside working hours get a call back the next working day.
What to do while you wait:
- Put a bucket or bowl under the drip and move anything that might get wet.
- Photograph the damage from the ground and from an upstairs window.
- Write down the date and what the weather was doing when you noticed it.
- Keep receipts for anything you buy because of the damage.
- Stay off the roof and off ladders. Wet tiles and wind are a dangerous mix.
Roof Leaks and Home Insurance
Buildings insurance often covers sudden damage from a storm and often excludes wear and tear that built up over time. The Financial Ombudsman describes a storm as something that generally involves violent winds, usually accompanied by rain, hail or snow. When a storm claim is disputed, it asks three questions: was there a storm on or around the date the damage happened, is the damage consistent with storm damage, and was the storm the main cause.
So check your policy and speak to your insurer before permanent work starts. Keep your photographs, and ask the roofer for a short written note of what failed and why. Our guide on roof leaks and home insurance goes further, including what to do if a claim is refused. This is general information, not advice about your policy.
Moss and Roof Cleaning
Moss holds water against the tiles, lifts their edges and washes into gutters, worst on north-facing slopes and under trees. Clearing it properly is done by hand, scraping and brushing the moss off, followed by a biocide treatment that slows regrowth.
Manufacturers advise against jet-washing tiled roofs, because the force can damage the tile surface and drive water under the laps. We don't match pressure-washing enquiries. A careful clean has another benefit: with the moss gone, the roofer can see the roof, and a clean often finds the repair, whether that is a cracked tile, a slipped ridge or a split in the valley.
What Changes the Price
Access. A bungalow roof reached from a ladder is quick. A three-storey house or one with no side access may need a tower or scaffold, and that can cost more than the repair.
How long it has been left. A slipped tile dealt with quickly is a tile job. Left for months, the battens and felt underneath get wet and the job grows.
Matching. Concrete interlocking tiles still in production are easy to match. Older clay tiles or slate take longer to source.
How many faults. Several faults fixed in one visit cost less than several visits.

How It Works
Say what the roof is doing and which part of Telford you live in. We pass the details to an independent roofing firm covering your part of Telford, and they call to arrange a look and a quote. We don't do repairs ourselves, and we don't inspect, approve or check the firm, so our guide on how to choose a roofer lists what to ask. Free, with no obligation.
Related Services
When repairs stop adding up, roof replacement explains a full re-roof. Leaks from a garage or extension roof belong to flat roofing, leaks at a stack to chimney repairs, and a stain that turns out to be an overflowing gutter to guttering, fascias and soffits.

Common Questions
How quickly can a roofer come out for a leak?
We pass urgent enquiries on first, but we are not the roofer, so we can't promise a time. The firm that takes the enquiry will tell you when they can get there. Enquiries outside working hours get a call back the next working day.
Should I ring the insurer before I ring a roofer?
If you can do it safely from the ground, limit the damage and take photographs first. Then check your policy and speak to your insurer before any permanent repair. A temporary make-safe stops the damage getting worse while that conversation happens.
Can a slipped tile wait until the spring?
It can, but every wet week lets water onto the felt and battens, and a small job becomes a larger one. It is almost always cheaper to have it looked at soon.
