Conservatory Roof Replacement Cost UK 2026: Solid, Glass and Polycarbonate Prices

Drawn from published 2026 UK cost data. Use the figures to read a quote, not as a quote.

A conservatory roof usually fails in one of two ways. It leaks, or it makes the room too hot in July and too cold in January. The fix for the first can be a few hundred pounds. The fix for the second is a new roof, and the conservatory roof replacement cost then depends on what you put on top.

This guide sets out what UK homeowners are paying in 2026 for each kind of roof, what the common repairs cost, and which extras push a quote up. Every price range here appears in at least two UK cost guides, including Less.co.uk, Costwise, BestBuilders and ExpertSure. Where the guides disagree, you get both figures.

For new polycarbonate, a conservatory roof replacement in the UK costs about £1,500–£4,500. Glass runs £2,500–£8,000, and a lightweight solid or tiled roof £6,000–£12,000. A large conservatory can reach £15,000. A single leak repair is far cheaper, usually £150–£600. A solid roof usually brings the job under Building Regulations.

Conservatory Roof Replacement Cost by Roof Type

The biggest price decision is the material. You can keep a see-through roof and renew it, or you can swap it for a solid one with insulation and a ceiling. Here is how the three routes compare in the 2026 guides:

Roof optionTypical price (2026)What you get
New polycarbonate sheets£1,500–£4,500The cheapest fix. Stops the leak, but the room stays hot in summer and cold in winter
Re-glazing with glass£2,500–£8,000Keeps the light and lasts longer; solar-control glass sits at the top of the range
Lightweight solid or tiled roof£6,000–£12,000 (up to £15,000 on large ones)An insulated roof and a plastered ceiling, so the room is used all year. Usually needs Building Regulations sign-off
  • New polycarbonate sheets: £1,500–£4,500, covering most conservatories. Less.co.uk starts at £1,500, Costwise quotes £2,000–£4,000, and BestBuilders £2,000–£4,500.
  • New glass roof: £2,500–£8,000. Costwise gives £2,500–£5,500 and BestBuilders £3,500–£8,000, with solar-control glass at the top end.
  • Lightweight solid or tiled roof: £6,000–£12,000 for most sizes. Costwise and the Local Roofer Directory both give £6,000–£12,000, while on large ones BestBuilders and ExpertSure run up to £15,000.

Averages help you place a quote. Costwise puts the typical UK job at £6,500, supplied and fitted. Taskino, citing 2026 trade cost guides, puts a mid-spec tiled roof on a 3.5m x 3m conservatory at about £7,500.

Polycarbonate is the cheap fix, and it stays the cheap fix. Less.co.uk says the panels turn yellow or cloudy and grow brittle after 10 to 15 years. A new set solves a leak but not the heat and the cold.

Glass costs more and lasts longer. Costwise quotes 20 to 25 years for the sealed units. It keeps the light, but a glass roof can still overheat in summer without solar-control coatings.

A solid roof is the only one of the three that turns the space into a room you use all year. Less.co.uk and ExpertSure both put a tiled system at a U-value of about 0.15. Less.co.uk puts polycarbonate at 1.2 to 1.6. The lower the number, the less heat escapes. The trade-off is that you lose the light from above.

Tiled Conservatory Roof Cost by Size and Shape

Size and shape move a solid roof more than anything else. The guides agree closely on the small and mid-size bands:

ConservatorySolid or tiled roof (2026)
Small lean-to, about 3m x 3m£6,000–£8,500
Standard Victorian, about 4m x 4m£8,000–£13,000
Large P-shape, or 5m x 4m and up£11,000–£15,000
  • Small lean-to, about 3m x 3m: £6,000–£8,500. Costwise gives £6,000 to £8,500, ExpertSure £6,100–£8,500, and BestBuilders £6,000–£9,000.
  • Standard Victorian, about 4m x 4m: £8,000–£13,000. ExpertSure gives £8,000–£12,000, and BestBuilders £9,000–£13,000.
  • Large P-shape or 5m x 4m and up: £11,000–£15,000. ExpertSure gives £11,000–£15,000 and BestBuilders £12,000–£15,000 or more.

Shape matters because every hip and valley adds cutting and flashing, and that means more labour. A lean-to has one slope. A Victorian bay has several, all meeting at a ridge. Two conservatories with the same floor area can sit a few thousand pounds apart for this reason alone.

Small roofs cost more per square metre. ExpertSure gives a minimum project cost of around £2,000–£3,000, whatever the size, because the scaffold, the skip and the crew cost the same on a tiny roof.

Where you live makes a smaller dent. Less.co.uk, Costwise and BestBuilders all treat the Midlands as the UK average, with London about 20 to 30 percent higher. Less.co.uk puts a medium tiled roof in the Midlands at £6,000.

Conservatory Roof Repair Costs for Leaks and Seals

Most leaks come from a short list of places, and each has its own price. These are the common repair jobs, with figures from two or more UK repair guides:

RepairTypical price (2026)
Resealing the ridge, joints or glazing bars£150–£400
Replacing one misted glass sealed unit£300–£600
Replacing one polycarbonate panel£180–£450
Lead flashing where the roof meets the house wall£300–£600 (up to £1,200 on a long run)
Gutter and eaves leaks£150–£400
  • Resealing the ridge or joints between panels: £150–£400. This is the usual fix when water gets in along the glazing bars. ExpertSure says it can reach £400–£800 where scaffold is needed.
  • Replacing one glass sealed unit: £300–£600. A misted unit has failed and can't be fixed in place, so it gets swapped for a new one.
  • Replacing one polycarbonate panel: £180–£350 fitted, per ExpertSure, or £180–£450 per Conservatory Repair.
  • Lead flashing where the roof meets the house wall: £300–£600 for a typical length. A long or awkward run can reach £1,200.
  • Gutter and eaves leaks: £150–£400 for a failed joint or a section of gutter.

ExpertSure sums it up as £200–£800 for most leak and panel jobs on a roof less than ten years old. Conservatory Repair puts a minor leak at £150–£400.

Find the leak before you pay for a fix. Water that shows up at the house wall is often the flashing, not the roof panels. Water that drips from the middle of the roof usually tracks along a glazing bar from the ridge. A roofer who can name the entry point is worth more than one who offers to reseal everything.

What Moves a Conservatory Roof Replacement Cost Up

The headline price covers the roof. The final bill covers the roof and everything the roof needs to go on. These are the lines that make the conservatory roof replacement cost on two quotes look so far apart.

Extra on a solid roofTypical price (2026)
Strengthening a weak frame£800–£2,500
Plasterboard and skim ceiling£500–£1,500
LED downlights£300–£600
Roof windows, each£450–£1,400
Building control fee, if not included£250–£400 for the application; £300–£800 with inspections
Removal and disposal of the old roof£120–£1,000, often included
Scaffold, where needed£400–£800

Whether the Frame and Dwarf Walls Can Carry the Weight

A solid roof is much heavier than the sheets it replaces. The frame, the dwarf walls and the base were built for a light roof. Before a tiled roof goes on, a roofer should check they can take the load.

Most sound frames can. If the frame has sagged or rotted, it needs strengthening first, and BestBuilders, ExpertSure and Complete Property all put that at £800–£2,500. Less.co.uk gives a slightly lower £500–£2,000. Treat any quote for a tiled roof that doesn't mention a frame check as incomplete.

Plastering, Lighting and Roof Windows Inside

A solid roof has a ceiling, and the ceiling needs finishing. Less.co.uk puts a plasterboard and skim finish at £800–£1,500, and ExpertSure at £500–£1,200. Some prices include it and some don't.

Most people add lights, because the room loses its light from above. Less.co.uk and ExpertSure both put LED downlights at £300–£600. Roof windows bring daylight back, at £450–£750 each per ExpertSure. BestBuilders gives £600–£1,400.

The Building Control Fee

A solid replacement roof usually needs Building Regulations sign-off, and that has a cost. ExpertSure puts a separate application at £250–£400, and Taskino puts a local authority notice at £200–£400. Less.co.uk budgets £300–£700 and Costwise £400 to £800 once inspections are counted.

Some installers include this in the price. A roofer registered with a competent person scheme may be able to self-certify the work, which avoids the council fee. Ask which route the quote assumes, and who hands you the certificate at the end.

Removal, Disposal and Access

The old roof has to come off and go somewhere. ExpertSure puts skip hire at £120–£300, and Complete Property puts waste removal at £300–£600. Less.co.uk prices full removal and disposal at £500–£1,000, and says most quotes include it.

Access is the last line. A single-storey conservatory with a clear path round it can often be done from ladders or a low platform. A tight rear garden or a two-storey drop needs scaffold, and Less.co.uk, ExpertSure and Complete Property all put that at £400–£800.

Repair or Replace a Leaking Conservatory Roof

A leaking conservatory roof doesn't always need replacing. On a roof under ten years old, a reseal or a new panel usually buys years of use. ExpertSure says most of these repairs last 5 to 10 years on a younger roof.

The picture turns once the roof ages or the faults start to stack up. These are the signs that point to a new roof:

  • The roof is past its quoted lifespan: polycarbonate over 10 to 15 years old, or a glass roof with misting in several units.
  • The same leak keeps coming back: ExpertSure's line is three or more leak repairs in a year, which usually means the frame is moving.
  • You're spending more than £500 a year keeping it dry. At that point, ExpertSure says, the sums have flipped.
  • Three or more glass units have failed: that suggests the whole roof is worn out, not one unlucky panel.
  • The panels have yellowed: Less.co.uk and ExpertSure both say UV damage to polycarbonate can't be repaired.

The Local Roofer Directory gives a simple rule: on a roof more than 10 to 15 years old with widespread wear, replacement is usually a better buy than repeat repairs.

Then decide what the replacement should be, because that sets the conservatory roof replacement cost more than anything else. If the leak is the only complaint and the room is fine to use, like-for-like polycarbonate or glass is the cheaper answer. If nobody uses the room in winter or summer, a solid roof is what fixes that, and the extra cost buys a room rather than a dry roof.

One more check before you spend £10,000 on a roof. Costwise and Complete Property both warn that a new roof on a tired frame, with doors that don't seal, can be money in the wrong place. Look at the frame, the doors and the base as well as the roof.

Building Regulations and Planning for a Solid Roof

A conservatory is exempt from Building Regulations when it is at ground level, has a floor area of no more than 30 m², has glazing that meets Part K, stays separated from the house, and does not have the house heating extended into it. LABC guidance says that once the glazing is "significantly reduced" the room can no longer be treated as an exempt conservatory. So a solid replacement roof usually brings the job under Building Regulations. Planning permission is usually not needed, but it can be if the new roof greatly alters the roof's structure or appearance.

This is general information, not advice. Check with your local building control team before you sign, and in a listed building or a conservation area ask the council first. The building regulations for conservatory roofs section of our service page sets out each condition in turn.

How to Compare Conservatory Roof Quotes

Two quotes for "a tiled roof" can differ by thousands and both be fair, because they price different things. Get each roofer to price the same job on paper, then compare the conservatory roof replacement cost line by line.

  • Ask for the roof type in writing: solid, glass or polycarbonate, with the insulation build-up for a solid roof.
  • Get the frame check in the price: a tiled roof quote should say the frame and dwarf walls were checked, and what happens if they need work.
  • Check the inside finish: plastering, downlights and any roof windows, each priced or clearly left out.
  • Pin down building control: whether the fee is included and who applies for sign-off.
  • Price the waste and the access: removal of the old roof, the skip and any scaffold.

A cheap headline price with none of these lines is not a cheap roof. ExpertSure warns that plastering plus scaffold plus building control can add around £2,400. That happens when they sit outside the headline figure.

Verdict on Conservatory Roof Replacement Cost in 2026

Start with the problem you want to solve. If the roof leaks and the room is otherwise fine, the sensible spend is a repair at £150–£600, or new polycarbonate at £1,500–£4,500. If the room is unusable for half the year, the conservatory roof replacement cost that fixes it is a solid roof at £6,000–£12,000. On a big conservatory it can reach £15,000.

Then make every quote show the same lines: the frame check, the ceiling finish, the building control fee, the waste and the access. A quote that prices all five is a roof you can budget for. A quote that prices none of them is only a starting number.

Common Questions

How much does it cost to replace a conservatory roof in the UK?

In 2026 new polycarbonate costs most UK homeowners about £1,500–£4,500. Glass runs £2,500–£8,000, and a lightweight solid or tiled roof £6,000–£12,000. Large or awkward shapes can reach £15,000. Costwise puts the UK average at £6,500, supplied and fitted, with the Midlands close to that average.

How much does a tiled conservatory roof cost?

A tiled roof on a small 3m x 3m lean-to costs about £6,000–£8,500. A 4m x 4m Victorian runs £8,000–£13,000, and a large P-shape £11,000–£15,000. If the survey finds a weak frame, add £800–£2,500 for strengthening. Check whether plastering and building control are in the price.

Is it worth repairing a leaking conservatory roof?

Usually, yes, if the roof is under ten years old. Resealing the ridge or joints costs £150–£400, a new glass unit £300–£600, and a polycarbonate panel £180–£350. If the same leak returns, the panels have yellowed, or several units have misted, replacement is usually the better spend.

Do you need building regulations for a solid conservatory roof?

Usually, yes. A conservatory is exempt only while it meets the conditions, such as staying separated from the house. LABC guidance says a solid roof that greatly cuts the glazing usually ends the exemption. Budget around £250–£400 for the application if it isn't included, and check with building control.

Will my conservatory frame take a tiled roof?

Most sound frames can take a lightweight tiled roof, but it must be checked before work starts. A roofer should look at the frame, the dwarf walls and the base. If the frame has sagged or rotted, strengthening typically costs £800–£2,500, per BestBuilders and ExpertSure, and goes on top of the roof price.
